Homes I'm representing right now
These are the properties I currently have listed across Greater Houston. The feed comes straight from HARMLS, so status, price and photographs here match the MLS rather than a cached copy.
If a listing is showing as pending or under contract, it is still worth a conversation. Contracts fall through during the option period often enough that being the known back-up buyer is a real position, and a home that suits you usually points to two or three others that have not reached the market yet.
Working with the listing agent as a buyer
You can contact me about any of these homes directly. In Texas an agent who represents the seller can also work with a buyer on the same property, but only in specific, disclosed arrangements, and the rules around who represents whom are set out in the Information About Brokerage Services form that every Texas licensee must provide at first substantive contact.
If you already have an agent representing you, bring them. Nothing here requires you to change representation, and a listing agent's job is to market the home to every qualified buyer regardless of who they came with.
Thinking about listing your own home
The work that decides a sale mostly happens before a home goes live: pricing against verified MLS comparables, deciding which repairs are worth making and which are not, and getting the photography right, since almost every buyer sees the photographs before they see the house.
Texas is a non-disclosure state, which means sale prices are not recorded in public property records. Verified sold prices exist only in the MLS. That is why free online estimates are weaker here than in states that publish sale prices, and why a tax-assessed value is not a market value.
Common questions
Can I tour one of these homes if I already have my own agent?
Yes. Bring your agent — nothing about these listings requires you to change representation. If you do not have an agent, you can contact me directly about any of them.
A home I like is already under contract. Is it worth asking about?
It can be. Texas contracts include a negotiated option period during which a buyer can terminate for any reason, so pending sales do fall through. It is worth asking to be a back-up, and a home that fits you is a useful guide to finding others like it.
What is the Information About Brokerage Services form?
It is a disclosure that every Texas real estate licensee must provide at first substantive contact. It explains the different ways an agent can represent a buyer or a seller, so you know who is working for whom before you go further.
