This tool pulls MLS comparable sales and tax records for your address and returns an instant estimate. It is a reasonable starting point and a genuinely useful reality check — and it is not what your home will sell for.

Texas is a non-disclosure state, which means sale prices are not recorded in public property records. Verified sold prices exist only in the MLS. That is why free online estimates are weaker here than in states that publish sale prices, and why a tax-assessed value is not a market value.

Why automated estimates are weaker in Texas

An automated valuation model is only as good as the sale prices it can see. In states that publish sale prices, these models have a complete public record to learn from. In Texas they do not, which is why estimates here can swing widely between websites for the same house, and why two tools can disagree by a large margin without either being obviously wrong.

Automated models also cannot see the things that most affect a specific home's price: condition, what has been updated and when, the floor plan, what backs onto the lot, noise, and the quality of light. Those are assessed by walking through the house.

What a comparative market analysis adds

A CMA is built from verified MLS closings in your own subdivision, adjusted for the differences between those homes and yours, and informed by what is currently listed — because your home will compete against the active inventory, not against last year's sales.

It also accounts for what a sold record hides: seller-paid closing costs, repair credits negotiated after the inspection, and concessions that changed the real economics without changing the recorded price. Common questions

How accurate are online home value estimates in Texas?

Less accurate than in states that publish sale prices. Because Texas is a non-disclosure state, automated models cannot see verified sold prices, so estimates for the same home often differ substantially between websites.

Is my property tax appraisal a good estimate of my home's value?

No. Appraisal district values are produced by mass appraisal for taxation, on their own cycle, and in Texas without access to verified sale prices. They frequently differ from market value in both directions.

What is a CMA and how is it different from an instant estimate?

A comparative market analysis is prepared by an agent from verified MLS closings in your subdivision, adjusted for the specific differences between those homes and yours, and weighed against current competing listings. An automated estimate cannot see condition, updates, floor plan or location within the street.

Does getting a home valuation commit me to listing?

No. A valuation is information. Many sellers ask for one a year or more before they move, and knowing the number is often what makes the timing decision possible.
